AKRON, OHIO – Summit County Fiscal Officer Kristen M. Scalise CPA, CFE is pleased to announce that the 2020 sexennial reappraisal has concluded and new property value notices will be mailed to owner- occupied, residential property owners beginning December 7, 2020.
Ohio law mandates that our office assess all real estate situated in Summit County every six years. By law, each parcel’s value must be set at market value for tax year 2020. Since taxes are one year in arrears, the value changes will be reflected on tax bills mailed in January 2021.
During the sexennial reappraisal, county appraisers physically visited and evaluated every parcel in the county. Summit County has approximately 261,000 parcels. To determine fair and accurate real property values, county appraisers divided residential properties into appraisal “neighborhoods”. Parcels within these neighborhoods shared common characteristics and were affected by similar influences. Appraisers then analyzed sales ratio reports from 2019 to determine how values have changed since the last reappraisal.
New property values can be viewed online at https://fiscaloffice.summitoh.net/. Click on the “Property” icon in the top menu and search for your parcel. Be sure to select tax year 2020 from the drop down menu. You can also visit our “Real Estate Sales Dashboard” online at https://fiscaloffice.summitoh.net/fiscaldashboard.php, which shows the most recent total sales amount, average sale price, and the number of sales by assessment neighborhoods in Summit County.

Fiscal Officer Scalise said, “I am committed to providing the most accurate and fair home values to the taxpayers of Summit County. However, property values fluctuate at different rates. For this reason, property owners have the opportunity to file a complaint against our valuation. Complaints are investigated and reviewed by the Board of Revision. If warranted, a correction will be issued. This opportunity ensures transparency and fairness in our appraisal process. I encourage property owners to file with the Board of Revision if they feel their property appraisal value is incorrect.”
